Silverhive facilitates the management of property for homeowners and enables renting out to tenants. Therefore, only repairs and maintenance within the scope of the property, such as electrical, plumbing, and carpentry issues, can be availed through Silverhive's services as per the terms agreed upon. Silverhive does not have jurisdiction over matters concerning the neighborhood, society, and locality not managed by the platform.

Booking:

Token Charges: A percentage of one month’s rent, constituting part of the Security Deposit, is to be paid at the time of booking. If the license start date is within 2 days of booking, tenants are required to pay the Security Deposit as well. The token is non-refundable if the booking is cancelled.

Early Termination Charges: If a tenant moves out of a Silverhive-managed property before completing 6 months of stay, they will be required to pay an amount equivalent to one month's rent. If tenants opt for an Internal Transfer Free of charge (first Internal Transfer) within 6 Months,

Reason for these charges: Our property owners prefer their properties to be rented out for a longer duration, hence the preference for 11-month agreements. Frequent move-ins and move-outs can sometimes affect the condition of the property and the overall experience for both tenants and owners.

Living:

For a Secure & Peaceful Living Experience: Fellow residents and their guests, or designated Silverhive personnel, may access your property at times (with prior intimation) to show it to prospective tenants. Keeping valuables securely is recommended.

In the event of issues between tenants in a shared property, we encourage amicable resolution among tenants without involving Silverhive.

We encourage tenants to be considerate of their co-tenants and respect their privacy.

Service & Maintenance: For any repairs or maintenance-related issues, tenants should raise a service request through their dashboard. Service visit and material charges (if any) apply to all repair or maintenance issues.

Rent Late Payment Charges: In case of non-payment by the due date, Silverhive charges a late payment fee of INR 100 per day until the dues are cleared. Non-payment of rent after the 15th of the month would result in a breach of tenancy terms, and the tenant would be required to vacate the premises immediately.

Reason for these charges: These charges aim to encourage timely rent payment, avoiding financial inconvenience to owners and ensuring timely rent payment to them by Silverhive.

Utilities: All utilities account details and payment-related information are accessible through the tenant dashboard.

Rent Increment: Rent would be increased per the terms of the agreement after 11 months of stay. Execution charges for the revised agreement would be applicable.

Payment Gateway Charges: An additional 2% (exclusive of taxes) is applicable on payments made via the payment gateway. These charges can be avoided by paying via UPI.

Reason for these charges: These are nominal fees charged by the payment gateway provider, not by Silverhive.

Guest Hosting Policy

Hosting Policy: Silverhive has an open guest policy. To host guests, tenants must discuss with their co-tenants and obtain recorded consent through Whatsapp, email, or text message. For properties governed by Society Association policies, recorded consent of the society association, in addition to that of the co-tenants, is required.

Policy for Keeping Pets

Policy: Pets can be kept if fellow tenants are comfortable with and approve of the arrangement. For properties governed by Society Association policies, tenants must adhere to society rules for pets, which may include a small fee for maintenance. Tenants are responsible for the care of pets and the property.

Move-Out

Notice Period Charges: Tenants must provide a 45-days' notice while vacating. Any shortfall in the notice period will be charged on a pro-rata basis, where the charges would be equal to the number of days of the shortfall of the 45-day period.

Refund: Any unpaid rent and utility payments will be deducted from the security deposit. In case of any damage to the property or furnishings, charges for the same will also be deducted from the security deposit. All refunds shall be processed via online transfer. Silverhive will refund within 7 days of moving out (Not applicable for zero deposit houses).
